The Planning Division is responsible for regulating land use and development within the City, processing development applications, disseminating land use information to the public and carrying out the City’s long-range planning efforts including maintaining the City’s General Plan Land Use Map and Zoning Map [PDF]. The Planning Division works closely with the Building Division and other City departments to guide new development projects efficiently through the Development Review process.
Development Review is facilitated by the Development Review Committee, an interdepartmental staff team, which meets weekly to evaluate new development proposals. Projects are reviewed for conformance with the City’s adopted policies and ordinances including the City’s General Plan and Municipal Code. Projects are also evaluated for quality of design and compatibility with existing development. Recommendations are made on development applications to the Planning Commission and City Council for their approval. For more information on the Development Review process and submittal requirements for various types of development applications, please see the Development Review section below.
